Hi Rama,

            From your square feet vs price chart it looks like priced for 2600 sq ft home is around 870K  in 01/09 . Is this interpretation correct if so why on Craigs list and zip reality there are lot of homes under this price . Is it Seller trying to lure buyers in order to get multiple offers ?

Hello Kant, please know that the median is calculated taking the middle point of the highest and the lowest priced properties. The median is just one way of looking at the market. There are a lot of homes that are in that square footage that are much less than 870K but there are some homes that are actually higher than 870K ! Depends from area to area. If you go into the Bridges, a 2600 sq ft home will probably cost you more and especially if it faces the golf course. And some sellers do price homes aggressively in the hope to get multiple offers and many times they do.It is actually standard way of listing homes in SFO. Hope I was able to answer your question
