Want to Buy, Afraid to Sell

Our phones are ringing. The buyers are out. Some are looking for homes and then deciding to put their home on the market. Others have sold and are ready to buy. The problem is most people do not want to sell until they know where they are going. I would say get pre-approved by a mortgage lender, work with a Realtor to price your home correctly. Even if you are scaling down, what you will buy will also be low so the game plan should be get an appraisal for your home; price accordingly; buyers will know the home is not over priced; get pre-approved so you will have a general idea of what you can buy and speak to a home stager. You want a home stager that will give practical suggestions that are low cost or better yet do not cost anything. There is so much inventory that if a buyer can not find a home in this market; they never will.

Good point, Elizabeth. Sellers shouldn't be too paranoid in this market about finding a replacement home!  Good idea getting pre-approved though as it would be a bummer if someone sold and then couldn't qualify for another home!

Thanks for your input, nice to know other professionals think the same. That bummer has happened to a few of my fellow agents, not good for everyone. I am seeing on TV the same irresponsible lending ads, I don't think the government has placed enough regulations on these companies. We are pouring water into a bucket that has a hole in it, instead of filling the bucket the whole is getting bigger.
