Property Tax Reduction SCAMs

Yesterday I found in my mailbox an official looking letter from "Property Tax Assessment Adjusters, LLC".  In addition to a lot of legalese type verbage, it said:

IMPORTANT : Upon a preliminary check your assessed value appears to be higher than your current market value.  You may obtain property tax relief, even if you have received a reduction for a previous tax year.

For a fee of only $93, they will "advocate as my agent for the purposes of filing an application, answering all questions pertinent to the inquiry, attending a hearing, and accepting a modified assessment through the Assessor or the Assessment Appeals Board."

Our former Governor, and current Attorney General, Jerry Brown, warned today that many of these companies are complete scams and will only take your money and disappear while you patiently wait for your tax adjustment.  

This is something that most homeowners can do for themselves, by contacting their county's assessor's office and asking about it.  There are a few forms to fill out, and it helps if your local real estate agent can provide a list of the current comps (call me if you are in Orange County!), but the proceedure is very simple and shouldn't cost you more than the price of a stamp!

Vicki - these scams annoy the heck out of me. I have seen several. They may it sound like the ONLY way you can get the tax reduction is to use their service, AND pay them a big fee. They also imply the amount of the reductions is far more than I expect it is. I did my own and depsite the comps it was far less than I hoped for, and nowhere near the amount the scammers told me I would likely get. NO consumer should be paying these fees.

Yep, just one more scam to add to the list. I read where the DRE is doing all that they can about these things. Although this one may be honest, who's to tell after the fact?

BTW.I received a letter like that about 2 months ago.

Jeff - I totally agree!

Lynda - I guess it is possible that some of these are actual services that will submit the forms for you and try to justify the assessed value reduction - BUT - it's too easy to just do-it-yourself!  I keep a close eye on my past client's values, so if I thought they could get a reduction, I would be right there with the comps for them (for free!)

Hi Vicki - I got a letter like this in the mail also.  Thanks for alerting the public on this one.  There must be people who spend the money to do something they could do for the price of a stamp or these outfits wouldn't spend their money on the mailers.
