I ask this question because I believe that the person that runs your rental properties should have some skin in the game.
Without knowledge of what owning a rental property is all about, and it really should be many rental properties, in today's market, how can that person do a credible job setting polices for your rentals? Now, many people employed by a property management company owner may not own rentals. But those persons are not setting policy, they are following it. But if your owner of a management company has not recently bought a rental property how credible are they? They may claim to know how to do it, but they are only guessing, not knowing.
I own my managment company and have made it a point to own rentals over the years. I have owned both mulitple unit properties and and single family homes. I currently own one apartment building, 3 duplexes, one condominium, 5 houses, and my own home. I am currently looking for more rentals as this market is one of kind here in Sacramento. My company manages my property and has done so successfully for over 25 years of my owning rentals. Our general manager owns a couple of rentals and one of our property managers owns rentals as well. I always encourage my property managers to acquire rentals for investment, it is a great way to make money!
I personally could not sleep at night if I did not live my profession each day. Being an effective and credible property manager is not just providing the service, but getting into the game right along with your clients.
