I keep coming across articles and getting comments from readers about with whom we should place the blame for this declining real estate market. I have read that it is the banks’ fault for making money too easy to borrow. I have read that it’s the builders’ fault for building too many homes. I have even read (heaven forbid)  that it’s the REALTORs’ fault for hyping real estate as if it could never be bad.

So, I decided I would read-up on this thought and try to truly discover the culprit in this crime of the century. I, like many other readers and real estate professionals would love to bring to light the guilty party so that we have somebody to throw darts at during our pity pity party.

Joe - There certainly are many entities (seen and unseen) that caused the economic pickle we are in with housing being at the epicenter.  Yes, there were the subprime mortgages given to borrowers who found them explode in their faces when the loans reset.  BUT, what really pumped up the situation on steroids, was likely the mortgage derivatives products which were created with each fund manager slapping on his fees, and driving it out the door. . .And who among us even knew what a credit default swap was a year ago?

How about individual greed and disregard for the consequence. I have a pantry full of candy, if I eat it all tonight is it the fault of the candy company, the sugar producers, my wife for putting it there, or just me for eating it and disregarding the consequences.....

Hi Joe, An interesting post  ( both of them ) and we know for a fact that some real estate licensees did in fact, while acting as both the agent and the mortgage person did not offer very good consumer counseling. So when in your other blog you asked  if " REALTORS were responsible"  that "No" answer was mostly correct. Most of the agents who failed their responsibility were not REALTORS. You know, that pledge to abide by a strict Code of Ethics was just too expensive and membership in the local state and national association was a waste of time and money. But as REALTORS we didn't differentiate  ourselves very well either.

Thanks William. My "No" response was supposed to be humor.... I think when any type of market goes south, it's the result of a lot of things, but certainly not one party. Our country has evolved to looking to place the blame on others rather than taking responsibility for our actions.

We were all part of the problem. Greenspan, builders, mortgage lenders, realtors, buyers, sellers, etc. The whole food chain makes up a market.
