Is it smart to buy an Atlanta new home in this Atlanta real estate market?  Maybe not!  With many Atlanta new homes builders stuck with incomplete homes in just started subdivisions, it may be a very risky proposition.  If the Atlanta new home builder goes out of business you may become the "Little home on the Prairie!"  nIt isn't a joke, it is the real thing.  In the last downturn in Atlanta there were subdivisions that sat for over ten years before new construction started again. One or two homes occupied in a sea of vacant empty half complete homes is not a smart thing.  Half finished neighborhoods are an attractive nuisance for thieves, pilfering and drug activity.  That is not a smart place to be.  Aside from that, the amenity package, what happens if it never completed? You must anticipate the outcome.  What happens when a new builder takes over the subdivion and sell homes for half the price of yours? 

What interested you most was the model home and the granite countertops.  You thought it was nice to be in a swim tennis subdivision, but after two years there is still no swimming pool, no tennis courts, or walking paths.  To add insult to injury you may resent that if you still have to pay the monthly fees for for amenities that do not exist!  How do I know all this?  I was an Atlanta agent during the last down turn and several others.  I advise my clients if a home is a smart buy or a very bad choice.  Each subdivion is very different.

Incomplete and financially challenged subdivisions are a big gamble, and a poor investment choice for many. Yet every day uninformed buyers in Atlanta make very costly mistakes.

  • Possible loss of earnest money by builder / developer that goes out of business.
  • No builder warranty
  • Trash and construction debris on unfinished homes and lots.
  • Few Neighbors
  • Loss of equity and home value
  • Uncut grass and eyesores.
  • Special assessments to maintain community borne by few homeowners.
  • Increased HOA fees
  • Crime and Drug activity

True horror stories.  I watched a beautiful, built-out but not anywhere near sold-out neighbor deteriorate very quickly after 1 of 3 builders went under.  The "lender" foreclosed the homes owned by the single builder, thieves came in and started stealing appliances, etc., values went from $500k+ to low 3s.  A horrible experience for the remaining 2 builders and the few new owners in the neighborhood.

A sad cache 22 situation.

 Joel Williams (Joel Williams Law Offices)  It is beyond scary.  About a year ago some one that was working with us went off and purchased a home without us in Alpharetta.  To this day they are the only ones to have done so in this subdivision that they cannot give away the homes.  Values have dropped over 150K from when they purchased.  If we ere their buyers agents, we would have advised them against buying a home there.
