One of the best features of McCormick Ranch living in Scottsdale, Arizona is the walking path system which connects all of the community's wonderful amenities.  From the parks and lakes to the golf and fine dining, the amazing multiuse path system connects it all.  As such, homes located along the walking / bike paths are highly sought after properties for both seasonal residents and permanent residents alike.

Our new listing in the McCormick Ranch subdivision of Tierra Feliz boasts just such a prime location.  Remodeled over the past few years with cherry wood cabinets, slab granite counter tops and stainless steel appliances in the virtually new kitchen, this wonderful home is far more than merely an ideal location, however.  Faux stone tile through the main traffic areas in the home complement the designer paint tones, cherry stained shutters, cherry wood cabinets in bathrooms (slab granite counter tops for both bath vanities have been ordered!), wood burning fireplace in the family room, upgraded lighting fixtures ... and that's just the inside!

Situated on over 1/4 acre of land (12,000+ square feet), the easy care desert landscaping provides the low maintenance for which you are looking.  Combined with the manageable size of the home at just over 1900 livable square feet, this could make an outstanding vacation home.  The homeowners have contracted for approximately $1500 worth of additional gravel and desert plants to further dress up the front yard.  The back yard is punctuated by an oversized pebble surfaced diving pool and a row of citrus trees.  It's Arizona after all ... you can freshly squeeze your own juice!

Easy Care Desert Landscaping  McCormick Ranch Pool

Just when you think the home can't get any better, it does.  The private gate in the backyard leads directly to the stretch of walking path that leads straight to Rotary Park and beyond.  Marking the barrier between McCormick Ranch and Gainey Ranch, it also provides welcome breathing room from having a neighbor directly behind you.  You just can't put a premium on this type of location, and when you see the list price, you will realize ... we didn't!  Despite being surrounded by homes which range between $700,000 and $1,000,000 in many cases, these motivated sellers are willing to part with this extraordinary home for only ...

I like the way you have posted this listing, it stands out from an MLS feed to postlets etc and is more personal. I actually made the decision to post more real estate material and improve my ranking in the community of buyers and sellers who are not as amused buy my insight and outlook on the the good life in Austin Texas as me!?!?. Maybe I can even manage to balance it out as you have!

I like your blog and its content just fine, Russell, but I concede the point.  Gotta intersperse the stuff that will draw eyeballs before you can charm them with your irascibility ;)

Thanks for the complement, as well.  I've done the vflyers, but it just doesn't pop in a blog format.  This way I also get to add additional links and interactivity that the template formats make cumbersome.  Another thing worth noting, vflyers and other templates which involve heavy HTML coding do not lay out well with many blog sites.  If you look at my outside blog, you'll see some get cut off by the sidebar.  No bueno.

Paul, what a neat place McCormick Ranch seems to be.  I've never been, but it looks lovely and this is a great listing!

Neat enough to contain me for all of these years, Susan ;)  Come on down when you need a break from the ice and snow.

The community seems great!  I love communities that have the amenities like a walking path, park or pool.  They sell great around here too.

Hi Krista, McCormick Ranch was actually the first master planned community in Scottsdale and remains the model after which all others are based.  Land was still cheap at the time of its development, which is great because there is no way you would find these amenities in a central location nowadays.  Not only is the immediate area essentially landlocked (signing a buyer up for a long commute if they want something remotely similar), but the dirt is just too valuable anymore.  Developers would rather smash more houses together than create paths, lakes, etc.  Back when this community was being developed, they were still trying to lure people to Scottsdale.  Not a problem these days ;)
