After the last couple of years anyone building homes, selling homes, loaning money for homes is probably ready to throw in the towel. The prices keep going down and lenders are in retreat. Getting a home loan seems to require an 800 FICO, 80% down, and an IQ over genius. Not to mention the fact that any speeding tickets in the last 10 years may count against you.

I am going out on a limb and proclaiming that 2009 is going to be a rocking year for all of us. All of us that put our noses to the grindstone, keep a positive attitude, work 18 hours a day, and basically end the year with no rear end left.

But we all have that type of work ethic in us and we can do it. 2009 is going to be the year that the history books write about. It will be the year that the Almost Depression turned into the Way Out. All of us, and some others. will turn ourselves into millionaires over the next few years. This is the year that we all get out. Some of us for the 2nd time, but we will do it again.

There will be loads of naysayers and detractors. There always are when you are trying to climb a mountain. But the mountain can be climbed. And when we get to the top, we can ask the detractors if they would like to know how we got up here.

Or then again, we can ask them if they would like to make $20 to mow our lawn.

Kevin, while I do agree with being positive and I believe that people make money in good times and bad (it's just a matter of how MANY people make money), we can not ignore the things that ARE in the pipeline.  There is a commercial bubble that is balancing on a pin that we could see burst as soon as March 09 as these businesses start to go out of business and leave LOTS of empty space.  We've lost a LOT of companies already...more are coming and the commercial business is going to take a beating and it WILL affect the residential market.   Many will not make it.  Many will make it bigger than every before...

now the choice is, which group do you belong to! :)

I won't give up, but I feel as if each Realtor needs to gauge how much energy and money they can spend on listings and recruiting buyers when in most cases a second job is also becoming a necessity.  I haven't given up and won't, but I sure am getting exhausted working so much for much less.  Positive attitute still intact.  Thanks for the pump up.

Kevin, we are going to have to stress the long term benefits of owning real estate.

Ron mentioned the commercial real estate market, that is a big shoe about to drop. There will be plenty of negative information ahead.

Buy what you can afford and think long term.

Kevin, I agree completely that there are a lot of things possible and how open minded we become there will always be people buying/selling real estate no matter the market.  i just want to be someone helping them do that as I believe do you.

Actually Kelly I build homes and that is a whole story seperate from selling but the end results seems to be the same.

I hate to sound too nasty, but it really does not matter whether 2009 rebounds or not as the worse the market gets the more agents will leave the business.  My market share in my farm has gone from 19% to 34% in one year.  The bottom line hurts, but we are the market now in the area.  That is the way the game works,  the strong that survive....thrive.

YOU ROCK!! I will be taking a copy of your post to my sales meeting this week!! Folks, now is the time to think outside of the box. After Friday I decided I needed to spend time with my husband and our kiddos this weekend and really appreciate the blessings in my life. Some things I have control over and others I do not. You are correct, what we do now will make the difference in surviving or not. Those of us that are left will benefit the most from hard work and tenacity.  It is time to prioritize, reorganize and get to work!!
