Limiting the single family homes to 30 day rentals.   There are many homeowners who have purchased vacation homes on Marco Island and rent them out to cover the cost of carrying. 

Currently there is no restriction on the length of stay on Marco Island, making single family home vacation rentals very popular.

With the Real Estate Market already soft and the number of available listings high, if this were to be implemented it could have a huge impact on the Marco Island economy which is rather dependent on the tourists that visit Marco Island.

Colleen - that's not good at all!  Coming from someone who has rented single-family homes in Marco Island it would be detrimental to the economy.  So much for home ownership - don't a lot of people buy there to enjoy their home once a year and rent it the rest?

It doesn't make sense, but the fact that they are talking about it is concerning.  The impact is far reaching and could be absolutely devestating.   Hopefully it won't go away as fast as it came.  But I felt it was important for those reading about Marco Island to be aware of the possibility...   If it happened, it would make areas without such restrictions very desirable...

In both Vail and Steamboat Springs, who are heavily dependent on the tourist business, there have been areas that have either limited or stopped short term rentals.  Steamboat put a moratorium on new permits being issued, and one town near Vail passed an ordinance stopping short term rentals completely.  The issue seems to be that short term tenants tend to be noisy, out in the hot tub late at night with a few beers, and the nearby full time residents lose sleep and get cranky.  Luckily, we in Summit County, Colorado, have not run into that yet, but we know that our time will eventually come!
