To Stage or Not to Stage???

I have a slight dilemna on a home in a nice golf community that I have a listing. It is currently vacant and I need some help on staging. Do I pick certain rooms to stage or is it best to put something in every room? I have a bad back so it cannot involve moving furniture (at least heavy ones). The situation with the seller started when they bought the house from their daughter (recently divorced and needed to downsize). They paid top dollar for the home to help their daughter bring cash to buy her current downsize. TKitchen and cabinets (white and white)his was in sept of last year. Because the parents are older they did not want to make any major decisions on the home. Fortunately they had the entire home repainted (inside and out). Unfortunately, they did not head my advice to neutralize the colors in the rooms, they left them the same. btw...one of the rooms is pepto bismol pink and glows on the entire top level!!! Their kitchen is phenomenal but is all white, with walls of windows to help it glow as well. I'm attaching some various pictures if you could advise any staging tips that would help I would greatly appreciate it. Any listing tips would be great too. Thanks in advance!!

Heather,

It is a beautiful house and my first thought is to contact an interior design school and allow the students to help with the staging. Maybe a little competition.  I love attending our local Show House every year where a different designer is given a room in the house.  It's amazing how it all comes together and is a wonderful time for everyone.

The students could help with the heavy moving, create a lovely staged home, and get a grade too.  Maybe it could also get some press and help with sales.

Good luck,

Janet
