Realtor in Davie FL sells a puddle with a blade of grass in it 

When I mention to people that I sell real estate for a living ,the first thing that comes to mind is the different types of transactions I usually have. If you start to think about it... the first picture that comes to mind is a house or a building or even a piece of land. But what about a road? Yes.. a road chock full of potholes ,grass and puddles. Think about driving your car though a virtual mine field of them. That is what I had to do.

          

I have a very "loyal client" who has used my services to sell some of his homes in the past. The first home that I sold was actually another agents listing but after the transaction closed we became instant friends and he was very happy with the way I conducted my side of the deal. It turns out that his family owned a 30 acre piece of land in Davie Florida and he planted many trees on it to keep it for agriculture use and a few of the members of his family built homes on it. I had mentioned that if he ever wanted to sell off the land to give me a call. About 6 months later I received that call...or should I say I received the call. He said "Neal...you told me if I was ever interested in working with you again to call you". He basically told me although he was not ready to sell the land right now ,he was going to start the platting process and developing the land soon and wanted to include me to represent them and be in charge of the whole project. But he really was calling me for a different reason. He had this dirt road that lead from the main street to his land and that one of his neighbors owned 10 acres next to him and was trying to sell it.

The only problem was the 10 acres was landlocked and there was no access to get to it other than by helicopter. This land was all wooded and undeveloped and in order for someone to buy it they needed road access. There was no other way to get there so he asked me if there was a way for me to sell the road easement access to the other guy ,yet keeping the road as his but granting the other guy the access. He said if he could help me make a few bucks in the meantime he would be happy to. He also said if I was able to pull it off he would make it up to me by giving me the bigger deal later. The other interesting thing was that every Realtor in the business was trying to find out who actually had the road access. I was the one who held the key. It was the best kept secret in Davie.

Well after countless hours and countless paperwork and negotiations I was able to broker a deal with them where he would sell the access and have them pave the road and once completed ,the city would maintain it as a public road. This deal took about 1 yr to complete and I was paid a decent fee for my services. The funniest part of the whole transaction was when I put the deal into my office they did not know how to process it as they never had anyone sell a road easement before.

It just goes to show you if you look hard enough there are other types of real estate you can sell.

Thats cool.  I remember from real estate school that we don't actually buy the land, we buy a bundle of rights in the land.  I have to admit, I have never thought of selling just one of those rights.  Way to go!

Easements, Neal? I cut my real estate teeth leasing mineral rights in the hills of rural Tennessee - no title insurance there then either. Dealt with life estates and remaindermen as well, and very frequently with deeds that for the last several conveyances conveniently "forgot" to mention that mineral rights were excluded from their deed since they had previously been conveyed.

Yes an easement. It was difficult because they city had to agree to the transaction as well and there was a large escrow deposit held in with an attorney.

Neal in Texas a piece of land cannot be landlocked. If it is the adjoining property has to give access to the other party. So in other words I would have the "RIGHT" to drive across your property to get to my property.
