Facebook has been reviving more than long-lost friendships and reacquainting high school friends—it’s proving to be an incredibly valuable tool for REALTORS.

It's the perfect medium to to promote yourself, pitch your newest listing and keep track of past and future clients.

A little more than one month after announcing it had 150 million active users, and only four months since announcing 100 million users, Facebook just announced today that it has reaced 175 million active users! If Facebook were a country, it would be the eighth most populated country in the world, just ahead of Japan. To ignore statistic such as this in your marketing is just plain foolish!

The most successful, aggressive agents in New England are now incorporating video into their marketing. Using video for property tours of new listings or video testimonials from satisifed clients, video is becoming more popular every day!

Many clients are still a bit confused on how to upload their video tours and testimonials to their Facebook pages, so I've made a brief tutorial on exactly how you go about this.

Once you upload your video to your Facebook page, that video will go out to all of your "friends" notifying them of your new listing!

How cool is THAT type of marketing?

Michael:  There are many cameras available - it just depends on what you're planning to videotape.  For testimonials or video blogging - the FLIP camera (starts at around $125) is a great value and produces nice looking video - and it's easy to upload!  But it's really only approrpriate for a talking head type of video.  If you're going to do a property tour, it's really NOT a good option (some people do use them, but you'll make your viewers nauseous and make you look a bit less than professional. It's really the "moving picture version" of cell phone MLS photos - not a good idea. There are many cameras that will work for this - it's best to find one that works well in low light.  They usually start at around $500-$600 a decent one.

David:  Mt. Washington?  I'm actually about 30 minutes from Boston, although sometimes it FEELS like I'm on Mt. Washington! And this year we probably have just as much snow!

Kenneth: Spend some time with Facebook.  If you use it properly and understand HOW to use it for your business, I think you'll find it invaluable. More and more people are on Facebook, and the fastest growing population is 30-55 years old!  (my 84 year old father and my 75 year old aunt have been on Facebook for about a year!).  It's a pretty amazing phenomenon and definitely worth learning how to use.  After all, anything that works is a good thing in this market, and when it costs absolutely NOTHING to use - that makes it even sweeter!

Great information.  I have found that there is importance in video.  Some video's should be on public sights and some on private hosting that goes directly to your clients.  Check out www.ThinkBigWorkSmall.com I have found this very helpful.

Great ideas... I love facebook, I have friends from high school, business associates for networking across the country, former customers, family and people involved in my hobbies like cycling and dog showing.  I shoot virtual tours using still images, with Visual Tour (and I'm sure other companies now) you can export them as a video file.  I have a small digital video camera I bought at the Realtors convention a year or so ago... DigiLife DDV-7300 - I have been happy with it, the buttons are a bit small but it was less than $200 bucks... although what is holding me back is editing. Most software is WAY too complicated.
