Have you ever had a buyer that you know is working with another agent call you? Well, today I got that call and, though I didn't know the agent personally, I did know that this buyer was theirs because this same buyer had called me a few days prior to ask me some questions about the house.

Fast forward to today when that same buyer called and said they would like to write an offer. I said, "Great, I'm glad you loved the property and I would love to see you living there. There is just one thing that I need you to do for me, that is to call your agent and have them write up the offer." He said, "I don't have her number. I'm at work and all I have is the flyer with your name and number on it and I just want to get this offer in." I said, "I'll look up her number for you and give her a call and then she can call you and you two can get this offer in this weekend. This is a short sale, so I promise if you get me the offer before Sunday night, I can get it to the bank before they arrive Monday morning."

He said, "Good, that gives me a little time and makes me a little less nervous about losing the home to another person." I replied, "Great, I'm glad I could help" and we left it at that. I immediately looked up the other agent and gave her a call and told her what had happened and she said, "WOW, I can't believe you didn't try to steal the buyer as I don't have a buyer's agency agreement with him." I said, "You know, I knew this was your buyer and I'm not the type of agent that is going to ruin my reputation over a couple thousand dollars. We already have a bad enough reputation with the public and if I were to write that offer, I'm sure that image wouldn't get any better."

At that point we had a long conversation about how long we had been in the business and I found out she was the principle broker of her own company and has been for many years. She was impressed and in the end I basically told her that my reputation is all I have in this world and I don't want to lose it!

So, please, we need to look at ourselves as a community. If we see ourselves as slimy and always out to make a quick buck at the expense of someone else, then how the heck are we supposed to get the public to believe we aren't exactly that? A used car salesman or ambulance chasing lawyer they perceive us to be?

If a buyer wanders into my sales office at the development I call their agent as soon as they walk out the door. Your right buyers need to know we can be trusted to do what is right.

Todd, I also had a man contact me on our web site and when I called I found out he was working with another realtor for the sale of his house in another town, 30+ miles away. So I called his agent to let him know the man had contacted me. You are so right.

good job. i have learned that buyers are not loyal unless you have them locked into a buyers broker agreement. I also have learned that if you don't have a buyer locked into a buyer broker agreement that other agents, even the ones in your own office will steal them. i am glad there are honest agents out there like you. there are too many agents that act like used car salesmen or appliance salesmen out there.
