Today was amazing!  I've really been trying to move one of my listings by doing open houses every opportunity I have.  Well, I was doing an open house today, Sunday, and had a suprising turnout.  My Sunday open houses have been resulting with absolutely 0 traffic however today I had 6 families come thru.  One family decided to return just as I was about to close down shop and said, "We want to make an offer."  It took me a few minutes to realize what was going on.  Yeah, you can say that I was in shock.

I also received a phone call from an agent representing a buyer stating that they were submitting an offer on one of my listings.  The call came in before lunch so I was already feeling pretty good going to my open house.  I made arrangements to meet with the agent later in the evening.  Is something going on?

Before I could get the paperwork done for the family wanting to submit an offer to purchase on my listing where I was doing the open house, a homeowner called me to let me know that he had all of his forms completed so that I could list his house.

If you are keeping score, that is 1) an offer on one of my listings, 2) a listing agreement completed and 3) an offer to purchase on my open house as a dual agent.  In my book, that's a hat trick.

What an amazing day and believe it or not, in some way I have to owe it all to Active Rain.

way to go, great day. so you like to act as a duel agent? you are a brave man. i have always wondered how does one keep the fiduciary duties to both the buyer and seller in the same transaction while representing both sides.

WOOHOO!  Congratulations Paul!  Won't be long and you'll be back to having to only do ONE job!  My partner is working some at his old job and he absolutely cannot WAIT to get back to FT RE!
