Clean, Crisp, Fresh...that's the impression you want to give buyers.  Not just on the interior of your home, but the exterior as well.  And while it may seem a bit overwhelming, it doesn't need to be expensive and it doesn't need to take a lot of time.  In fact, some of what you need to do is just general maintenance that you do anyway!

Here are some tips that can help you maximize the EXTERIOR appeal of your home:

• Keep the lawn cut, watered and edged
• Weed flowerbeds
• Check doors and windows for peeling paint
• Place planters with bright, attractive plants near your front door
• Clean gutters
• Repair loose caulking
• Repair/replace damaged roof shingles
• Check driveway and walkway for cracks 
• Keep yard clean of clutter

Here are some tips that can help you maximize the INTERIOR appeal of your home: 

• Thoroughly clean every room, remove all clutter
• De-clutter countertops, closets, basement, storage areas AND garage
• Repaint walls in neutral color
• Repair holes, damages to doors, walls, flooring
• Repair leaks in bathrooms, kitchen, laundry room
• IF carpet needs to be replaced do so with a neutral color, at the very least have it cleaned
• Pack what you can and store boxes off-site if you're able
• Replace knobs on cabinets
• Replace dingy light switch and outlet covers

Preparing your home to sell often will cost you more in time than actual money.  If time is an issue consider hiring someone to help you.  Perhaps a professional cleaning service would be a good investment for you.

If you are considering a major repair or replacement talk to your REALTOR.  It may be a great idea, but it may not be cost-effective for you.

Remember, a well-cared for home will generally sell faster and bring a higher price.
