I know that some agents are having great success advertising their listings in craigslist while others aren't.

I've just started building time into promoting my listings each week into craigslist and I'd love to hear what everyone else is doing...ideas that have worked for them. 

I'm looking for ideas that have PROVEN results for you.  As I test different strategies, I'll let you know what works for me, but I don't have any yet from the weekend postings.

Are you just entering text and some photos?

Are you using the postlets template?

Are you getting any leads by leaving out info or do you share everything?

Hi Dan, I am posting and using e-listings with EXIT REALTY, this gives me a flyer with a link to  a virtual tour...check it out, I am getting several hits a day from this and just got an email off craigslist about this property

Hi Dan,  I can definitely share what did NOT work for me.  Posting the "postlets" sure looked cool, but who was I impressing?  Not sellers.  Those things were mostly getting looked at by buyers.  The issue with the postlets was they gave too much information.  I've found that giving price and neighborhood, then leaving the details elsewhere (like on my phone) can work wonders.  Hope this helps!

I agree that postlets look very professional BUT most people looking at Craig's list want the quick sell by owner ad and then need to call for more information. So I too -stop using postlets.

I guess if it is the right property -- we will get the call no matter what- the important thing is to be there consistently!

Dan I have also used postlets and at first I thought it set me apart from the other agents on craigslist but soon it became a fad and I found that usually the regular format was actually more noticeable than postlets. Thanks for the tips :) also Keith thanks for the link to the virtual tour I will be sure to try that out.

My property management web site is hosted by HomeRentals and they have a CL html export feature that I use as my listing photos have an automatic watermark so the photos can not be SCAMMED and a direct link to the listing with photos and floor plans as it is presented on my HomeRentals website....the e-mail inquiries come through with the property address in the subject line so there is no question which property is in question...

I post my listings on by my website. I have one picture with the description and then a link to my website with additional pictures. This gets the people to my website to look at that house and additional ones which increases the chances for a lead.

Be sure to have a catchy title!
