Southern and Coastal Maine January 2009 Real Estate Analysis

The Southern Maine real estate markets witnessed extremely sluggish conditions in January 2009. In all 4 counties followed excepting York there were significant volume drops. The heavily populated Cumberland county saw a 41% drop year over year whilst the lower mid coastal regions of Sagadahoc and Lincoln dropped 30% and 50% respectively. Average sold prices relative to a year prior were all over the map this month, but do continue to trend downward. February traditionally sees a higher volume than January and as the government hopefully helps to stem the foreclosure slide and interest rates remain low there is hope that southern and Maine coastal real estate markets will return to the upside as well as the entire nation.
