hourglassTIME IS OF THE ESSENCE! A while back I posted information on a closing that took 3 years to happen. Today an agent told me their own horror story about a closing that took 2 years and another that was dragged out 3 months due to misunderstandings. 

I'm currently working with a customer who has suffered through one failed closing (which luckily we accepted an offer on the next day after posting a classified ad on Craig's List! Woo-hoo!) to jump into another that is 60 days past the original contract closing date (Boo-hoo!).

What's the record here for delayed closings? Is 3 years tops? or has someone else encountered more of a horror story than that?  What's been your longest delayed closing? Why? Was it something we could all learn from or is it just a sign of our current economic market conditions?

My longest was about 2 years.  New home builder sold homes before the infrastructure was approved by the county.  Took a year to get the permits and another 6 months to get the systems in.  Then 6 months more to deliver the home. 

Good for my buyer though because he made a cool $150,000 on the home while waiting for delivery.

Haven't had many to go too far beyond the close date, however I had one recently that was nearly called off at the closing table. My sellers had a contract to sell to the buyers who had a contract to sell their home to buyers. Both closing back-to-back with the same attorney. The first finished, and we were up to bat. The buyers signed everything and when my sellers saw the HUD (which was printed just as we were being seated) it showed them owing money. Long story short, we went through 4 HUDS at the table before it was finally a done deal.

And I think when it goes over a month it is really bad.  I think a month was the longest for me.  It was my buyer and one of my first real estate transactions.  As a fairly new agent I took a client from property who couldn't speak English.  His boss was the one who called in.  I thought I would get a hispanic lender and then between the boss and the lender they could translate everything.  It was lesson time, my client had major lending issues and I didn't know about them.  A month later and after going out of contract we finally closed.  Lesson learned!  You have to be able to talk to your client.

I guess the SELLER waiting to get their money cares...and the AGENT who's waiting for their paycheck cares---The Buyer's agent (usually) knows his/her client are good to go once they find the right house so they're getting paid!
