The Spring market is officially here. If you are thinking of selling your home in a buyers' market, a dynamic marketing plan is key. An effective marketing plan must incorporate at least three components - presentation, promotion and pricing. Presentation is essentially presenting your home in its best possible light. While there is usually no need for major renovations, making your home appealing and having it in good repair is more important than ever. Many savvy sellers are now hiring professional home stagers to assist them with presentation. Next comes promotion - how and where you will advertise your home to the maximum number of buyers. Note your homes best features and detail everything about your home that appealed to you when you were a buyer.  This should be an integral part of your advertising message. Then determine the best method to get your message to buyers by utilizing as many advertising venues as possible.  Finally, analyze the market objectively and price your home thoughtfully. If your price is out of line with the market, potential buyers may overlook your home.  Remember, the goal is to have the perfect buyer see your home, love it...and buy it.
