Back down to the (new) normal

After January's jump, sales dropped down to the second lowest level since at least Jan 2005 when I started these stats. December is usually the slowest month in Marshall County but looking at Madison county sales it appears January is typically the slowest month of the year. One thing I have learned is one month is not a good indicator of the market, up or down!

January's residential sales dropped 22.5% compared to December. The average price was up 13.3% and the Median Price was up 8.8%.

Compared to January 2008 sales were down -29.2%. Average price is up 5.74% surprisingly and Median price is down a negligible 0.3%.

Looking at the previous 12 month average compared to January sales were down -42%. Average sales price is up 2% and Median price is up 1%.

I don't have to tell you it's still slow, I know you know that so I will just jump straight to the charts. Looking at the Trend Lines you can see we have not turned that corner or even started to level off yet.
