Silly me for wanting to see how 2009 residential sales in Haywood County were comparing to the same time periods for the previous 5 years.  Ouch!

Pricing.

Regardless of the fact that 'it's a buyer's market,' the 1,034 homes on the market as of early this morning reflect a median listing price of $279,000 and an average listing price of $365,334. So?? We continue to have too many overpriced listings; as indicated in the chart below, the median selling price in 2009 to date is $165,000 and the average selling price is $215,550.

There remains a bit of denial out there.

Susie - you are right about overpriced listings, but I'm seeing is that the smaller homes are selling and the move up homes are not. In my area the price per square ft is not going down, just the average size of the homes sold. It's getting much busier in the last few weeks, 16 percent of the homes on the market in Williamson county are pending, or under contract. For February, thats really good, even compared to the best years.
