Internet Presence; What is yours?

I was contacted the other day about building a Realtor a new blog site that she had full control over. The statement that she left me with is what inspired this post. It was "I need to see if blogging will work for me. I need to know if I need to build an internet presence." Frankly, if you are not cultivating an internet presence, then you are missing out on something that the rest of us have embraced and ran with. Over the last few months, I have been gathering information on internet presence and how it affects you as a marketing agent. What I found was shocking to me. To begin this, I need to go back a year and a half ago.

Many of you have heard the story of how I got into blogging. For those of you that have not heard the story, let me give it to you in a nutshell. I started back in September of 2007 and I did so because I needed to start sourcing my own loans. I had been a non-producing branch manager for 2 different mortgage companies over the course of 5+ years. As a manager, I had a few contacts, but not enough to drive business to me.

I tried the lead route when I got back into sourcing business and I have to tell you, they sucked. The return for the hours that I spent on the phone calling people over and over and over, quickly got to the point that I knew that it would not be the answer for me. I needed to find another route. That is when I received an invitation to join Active Rain. Reluctanly, I did join and since that time, I have never looked back.

I am proud of the accomplishments that I have made since that fateful day. I learned how to filter out my interests and spin off new sites to draw readers that I was not getting on AR. This is what gave birth to Athletic Alley and Sportsfanatic. Since then, I have created several other sites on the net and am very active on several internet social marketing platforms.

One might wonder why I do not take the opportunity to link to the sites that I have created or the sites that I have joined. I have to answer that by saying that is not what this post is about. This post is about your internet presence. What happens when you google your name. Frankly, for me, I show up 8 differnet times on the first page of the google search and it does not stop there. I know that if someone types my name into google, they can find me. I also know that if someone looks for loan officer in knoxville tennessee, they get Rich Dansereau first and me second.

So, why do I ask the question about internet presence? Well, frankly, in today's market, you have to be doing everything that you can to get business. If you do not have a website, then you have limited what business you can attract. Marketing strategies are ever growing. Either you evolve your marketing or you get left behind.

I recognized the value of the internet many years ago.  My first website went live in 1997 and for the first several years people would call and tell me whatever they searched for in my area I turned up.  At the time my peers were saying (to each other) what a waste of time the web was.

Two of my recent sales were to people who found me while searching for Long Island real estate from places as far flung as England and Korea.  It's a far reaching medium and the central focus of my business.

Danny - I have been amazed at the "reach" that I have now and the sheer number of solid contacts that I have made since I started here on AR 18 months ago.

You know... When I talk to vendors, I Google them.  And I don't just look at THEIR site, I look at informatin about them.  I had a vendor call me and tell me how great he would be at getting me on the top of the search engines...  His site wasn't at the top of the search engines for the terms HE GAVE ME to search...  Yea, that's the guy I want to hire.

Active Rain is what reaaly kicked me into gear on the internet - I already had 2 websites that I had designed myself but the inter action and blogging  spurred me on and lead me to other sites and platforms for enhancing my web presence.

Danny - well done. An Internet presence is essential, IMO. Every seller I have spoken with about a potential listing wants to know what I can do for them on-line. And buyers expect the same. While I get business through other means, the Internet has done the most for me, and it's free.

Totally true!  And that is a reason that I love Active Rain too - it has brought me business and continues to.  And through my blog, I have an instant introduction to my personality.  The reader/consumer pretty much instantly knows whether or not they would want to use me based on what I have written.  And I love getting calls from people who have read my blog, because I don't feel that I need to "sell" them on me - they are already sold!

Hi Danny; You are right and blogging and an internet presence. It has become absolutely critical. I have always been active as far as having multiple websites, but was pretty marginal before as far as the social media stuff and blogging.

Danny,

Great post!!! I see so many Realtors, and mortgage originators(who are left) now are running not walking to learn internet marketing, what it means to blog, and how it can help their business.

I have a friend in Florida who has been in the business for 20 years. Sue starting blogging about 6 months ago, and she says"in 6 months she has done more business, than the last 4 years" all because of her blog post, that she now has something like 175 RSS readers.

I myself have found tremendous success from blogging on my real estate investing side.

Thank you again!!!

Danny: By this juncture, if an agent (or loan officer, or...) isn't working EVERY DAY to increase their web presence, they are probably in the wrong business.

Good post!

Danny - It is certainly the real deal, this blogging and internet thing.  I never would knew that the internet was an important resource eight years ago when I started, but I would never have guessed blogging would have taken off like it has.

Does anyone have any input on "where" the best place to blog is?  Should we have more than one?
