There is nothing stronger than the heart of a volunteer. In small towns folks have to pitch in and serve.
There are only so many people and they have to take their turn to pitch in. Consider you live in a town that is 6 x 6 miles in rural Northern Maine. The population is under 60 people. Someone has to be the town manager, serve on the board of selectman or be the head selectman to keep continuity in the town to avoid deorganization to let the state take over. Local pride, doing the best you can with the creative minds of a few and limited resources. Home made like the pot luck supper that everyone attends and brings the best dish they are known for. Can you imagine being in Aroostook County with 11 people per square mile population? We don't lock doors, people respect other people and their property. Maine is the 4th lowest crime state and northern Maine is half that state average. As a real estate broker selling a home that cost $19,900 the way we market, the market we work with is so much different than an urban broker that might survive from the sale of 6 properties all year long. Instead of selling just houses, rural brokers sell lots of unimporved land, woodlots, lakeshore acreage, farms and mom and businesses like the corner grocery or aparment house. I tell folks asking about pay scales in Aroostook County everything you know, divide by three. Incomes are lower, property prices are lower, car insurance is a fraction of what you would pay outside of Boston MA for example where people do steal cars and take joy rides or chop them up quickly for black market parts resale. Hello Andrew, Yes that sounds a lot like my market, we have to sell a lot of homes, farms, and land to make it when the sales price ranges from $35000 to $99,900. I often wonder what city brokers do with all the free time if you can make it on 12 sales a year? Must go to the country club a lot to network.
You are right Mary..and I think it is easy to think every real estate professional is working in the same fox hole or battle trenches. We have smaller price tags which is good in that it makes folks feel like a kid in a candy store with five dollars in their pocket to go wild. But compensation smaller and the work just as demanding or more. I tell people selling an acre lot for $3500 is way way more work than handling a sale on a $100,000 palace in this area. Why? The little lot was never surveyed, never title searched and was traded for two pigs and a chicken..with all kinds of problems and a buyer who can not really afford buying and getting a well/septic on it for his mobile home. Just no money in those deals and lots of obstacles but part of the challenge and they all add up at the end of the year.
