It takes about 15 minutes to go over, and it actually guarantees your property will sell. The fact is, it's the only goof proof way to sell a house.
Actually, the worst thing that could happen is that you'd find out the real reason why it didn't sell the first time. So if you do decide to list it again you won't make the same mistake twice.
