Timing Is Everything

Have been in the real estate business in the Fredericksburg Virginia area since 1989.  Have been trying to assist sellers and buyers in Spotsylvania County, Stafford County, King George County, Orange County, Caroline County, and the City of Fredericksburg since then.

Am not much for superstitions but . . .

Why is it that when you take time to relax and/or leave town, things start to get really busy?

About a week ago I listed a townhome that was in need of some cosmetic repairs (well maybe a few things were a bit beyond the "cosmetic" stage).  The owner, a previous buyer client and friend, wanted to list the home for more (IMHO) than the market value.  While out in Albuquerque NM at the CyberProfessional meeting, my daughter and partner in business, called to tell me that we had a contract on the property.

What timing!

To make the point even more, I propose that timing on ActiveRain is also important.

Seems to me that the earlier in the day you post to Active Rain, the more abundant the comments.

Anyone else feel this way?

Well sure.  In the early hours you catch the East Coast folks before they go about their day.  If you post in the late hours of a day, unless it gets featured, you just miss the east coast folks. 

Of course, I could be all wrong.

Dawn - Doubt that; she probably takes off earlier than usual and that is what makes things happen!

Jim - I'll bet there is plenty of action on those listings of yours; He answers prayers.  Sometimes, however, the answer is not the one we were looking for!

LOL!  Thanks Ed!  I am not one to force the hand of God!  Life is what it is meant to be.  It would be one thing to pray for a contract, and the other thing is to see one come in very low.

Sometimes a low contract is a good point to start wiht the seller to get their attention.
