First Step
Buying
a home is a big step. .
Congratulations!
You are thinking of buying a home in Maryland, DC or Virginia.
You
are about to enter a wonderful new chapter in your life that we know
can be both exciting and scary if you are a first time home buyer. .
Many
home buyers will contemplate the decision for years before taking any
action, even a first step. This will help you make your decision a
little better.
Find
the right person to guide you in your decision and help you find the
right home
You’ve
probably already been using the Internet to search for homes in the
neighborhoods you like. . you may even have decided how much of a house
you should afford
Stop!
There
is something you should know now. .
Getting
a pre-qualification should be your FIRST
STEP
It
costs nothing to determine if you can buy a home right now and the
price range in which you should be looking. . shouldn't you have the
range of your affordability before you can start looking for homes?
A
loan officer will help you with this and we will be glad to recommend
one to you
"Fernando,
we want to see homes before we talk to a loan officer. . and only then.
."
"Stop,
only SERIOUS buyers seek for a pre-approval before looking for a home.
. you are heading for the WRONG PATH!
I
know the temptation is there to “go see what’s out
there” but I can assure you that you are setting yourself up
for disappointment. Most buyers will start their home search outside of
their price range and then once they “get serious”
about buying they realize they qualify for a lot less than the
“dream home” they wanted to buy.
A
pre-approval letter tells everyone that you are ready
to buy a home.
It lets your Realtor know what you can afford. .it tells the seller of
the home that you are capable of making such an offer, that you are
serious and that you have the financial and credit qualifications to
get the mortgage for the home
Don't
eat the desert before the main course. . . and don't ask for
exceptions.
We
will love to show you any house in the market within
two
hours notice!
but
first you have to get pre-approved.
Second
Step
Meet
with your REALTOR to discuss your needs.
All
our meetings are in our office in Rockville unless we make an exception
after receiving your faxed pre-approval.
In
our initial meeting, if you choose us as your Realtor, we will ask you
a series of questions to help determine what you are looking for in a
home. This information is kept completely confidential and is necessary
to ensure you find a home that meets your needs. To help narrow down
your home search, we will need to know on the following:
Price
range
– We will get this
information form your lender's letter
Timeframe
– If
you are moving to a new city or have certain time limitations set by
your employer or other circumstances that will affect your decision. .
it is essential that you let us know up front so we can best meet your
needs.
Motivation
– This is the time
when we analyze your motivation and help you from that point on. . some
buyers are strictly looking for an investment opportunity while others
are looking to buy because they need more space for their growing
family. All these serious considerations will have to be in place
before we can show you the first home.
Lifestyle
– Other lifestyle
preferences can also be taken into consideration, such as different
communities, fenced yards, nearby parks, special home amenities and
more. We can tell you more about the neighborhoods and surrounding
areas that may interest you.
