Last week I posted that I was checking out different virtual tour sites. I have tried out http://www.realestateshows/ and love it. I've since created a virtual tour of one of my listings (4108 Wyoming St). It was so easy to do. I first watched the short tutorial videos, and within 15 minutes (I'm slow) I had set up the tour. See it here: http://www.realestateshows.com/161191
One suggestion I received was to take my digital camera with my on a pre-listing appointment. Shoot five pictures while your going through the home. After the initial appointment, create a short virtual tour and email it to the potential sellers to demonstrate this great marketing tool. I did just that last night on a pre-listing appointment. I even got one shot with the toddler son, that I included in the tour. I've emailed it to the seller and am waiting to see what he thinks. They are interviewing 3 Realtors. I doubt the other Realtors have something this polished... I really think it will set me apart from them. I'll let you know...
Another suggestion (thanks, Frank D'Angelo) was to get a domain name of the actual house address at www.godaddy.com for 99 cents. Then get a sign rider with that domain name & generate a real estate show that points to your web page and other community pages. What a great idea. I'm definitely going to try that.
Another idea was to create shows that spotlight different communities, parks, neighborhood amenities, things your area has to offer the vistor or transferree, and post these shows to Localism. What a way to show the community that you are an expert on the area. And since you can create an unlimited number of shows for the $99.95, you could create shows of about virtually anything pertaining to your community.
I do not have an upgraded REALTOR.com page, but the listing tours can be uploaded to the site for an additional $25.00 per listing. I did that for the Wyoming listing, ordered the upload late one evening, and the next morning, it was there on REALTOR.com. When I selected the link, the show opened with all my contact information. Neat!
