Learning how it feels to be a seller

I've decided to put my own home on the market. This will be the first time I've moved since becoming a Realtor and now I get to see things from my clients' perspective and really empathize with what they are going through. I thought there would be a value to writing about my ongoing experiences and lessons learned. 

Even though my condo is not officially on the market and probably won't be for another month or so, I've shown it to three agents who have interested clients. On Thursday, one of those agents brought her client to see it. I spent a couple of hours cleaning and straigthen and then the rest of the morning worrying about how the showing would go while I was in meetings. Don't ask me what happened at those meetings, all I could think of was what the clients were going to decide, what would happen next, where would I move, and a zillion other details.

Thankfully the agent got right back to me with feedback and I was able to getting back to focusing on work.  The buyers liked the place a lot more than the other condos they had seen but the agent thought the space wouldn't work for them. They want to see one other property that's not available for showings for another two weeks and then hopefully they will make up their minds.

The most important thing I got out of the experience of this first showing is how absolutely nerve wracking it is for a seller to open their homes to that first prospective buyer. You worry, you make excuses about every little thing that isn't perfect. You worry some more.  And the day drags until you get feedback. Any kind of feedback is better than not knowing that there is someone in your home that could change your future.

It used to be that if I didn't get feedback on one of my listings I would shrug and think, "Oh well, if they really loved it I would have heard from them with an offer. So, obviously they are not interested. Next." Now I realize how important feedback is because it sort of gives closure to this mini drama and you can get on with your life... until the next showing.
