Sellers, please REMOVE "yourself" from the sale of your Frisco TX home. By that, I mean remove your EMOTIONS! Perhaps start packing them away into the storage unit along with your items.

As you remove your personal photographs, diplomas and special collectibles or expensive artwork, you are already beginning your process of "moving on". Moving on to the next chapter of your life. There is an old Chinese saying that "If the old doesn't leave, the new wouldn't come".

It's a fact that it's a buyer's market today and many Sellers make conscious choices of selling in this market. A good real estate agent who represents the Seller should and will prepare you to be ready to see shocking offers - offers that you could feel insulting. Put yourself in the Buyer's market who tries to take advantage of the market situation may sometimes offer a fairly "low" starting price. Remember, it's just the beginning. It's not the end. It's a start to a successful negotiation. Based on my Frisco TX home sale experience, the "end" price will almost always come out right. Somewhere between what the buyer and seller want in their perfect worlds.

When an offer comes in, half the battle is won. Now, in order to fully win, take the negotiation with all seriousness - but put your emotions aside. Make the counter-offer without ego and pride. I understand that there may be a little hurt. After all, you built a home in this house. However, in order for you to come out of it clearly, removing your emotions make the "accepting" much easier to digest.

Loreena - Unfortunately, sellers are selling their 'home' rather than a 'house'!  Removing emotions is not an easy thing to do but necessary for a successful sale!  We ask sellers to try to separate all their emotions from the time they decide to list their 'house.'  Some can and some refuse.

Lreena, You are right on but it's so difficult for so many sellers. Often times asking them to remove something off a wall is a huge insult because you just don't know the meaning behind it. I try to tread carefully.

Great post - I think aside from sellers removing their emotion aside from the transaction, our job as agents we have to defuse any unnecessary feelings or anxiety as well between all parties. I think this is why I have to do a lot of yoga to let out of those anxiety!

Hi Loreena... I think that getting sellers to remove their emotions, as you suggest, is one of the more difficult elements of a success transaction for an agent to achieve.  Even when sellers "understand" why it is in their best interests to do it, they still seem to struglle with it.
