Home Star Staging recently provided a home staging consultation for a home seller who had not yet listed their home. These pro active home sellers were in the planning stages of getting their property ready for sale.

After viewing the property and giving my professional assessment there was one recommendation that ended up returning their investment of $125 and would end up actually saving them over $1,000 more that very day.

Prior to my consultation the seller had decided they were going to replace carpet in one part of the house. Although no contract had been signed, the vendor had been chosen and there were samples of the carpet to be installed. However, upon inspection, I found that that there really wasn't a need for this new carpet. There were only minor blemishes and one small area where the carpet would benefit from carpet stretching, nothing that a good professional carpet cleaner and installer couldn't fix for a fraction of the cost of newly installed carpet. The carpet was in good shape.

In almost disbelief the seller's questioned my recommendation and I assured them that it wasn't the best use of their dollars to do so. This recommendation alone would save them over $1,000 in costs to replace the carpeting. A pretty decent return on their home staging consulting investment wouldn't you say?

I tell my clients that my job is to save them money by proper recommendations and good negotiations when we get an offer. Simple cleaning of a carpet by a good professional has made what appeared to be carpet that needed replacing look new. Owners of homes just don't see with the eyes that we can bring and yes, save them money.

You're so right Connie, I too believe my job is to save them money as well as make them money - otherwise what purpose do I serve for them? Bottom line I want them to sell their house faster and for as much as possible.

Sometimes sellers will overthink what needs to be done (when really it doesn't) and over spend on things that are better left as is and the focus should be on other updates and changes. Other times they won't necessarily think anything needs to be done at all (usually a big mistake no matter what price point of house). Getting a professional opinion alleviates that distress or unknown.

I like the term the "eyes of the buyer" it is a job description they may relate to - RE professionals are the first the eyes of the buyers but whose job it is to help them get their house sold!
