Signs of spring in the numbers. Today, we have 545 homes in the system as pending, an increase over last week. There are 677 for all of Clark County, including Vancouver. There are 4240 homes for sale in Clark County with 3249 of those in Vancouver area, fewer this week than last. That puts our Vancouver ratio of homes under contract versus homes available at about 1 to 5.9.

For home sales that actually completed, there were 31 again this week, same as last week.I've talked to several people in affiliated industries such as title company and lending agencies. No one else noticed that weird dip over the last month. My curiosity is piqued though, and I'm still asking.

Green certified home numbers remained consistent. Pretty much anyways. It looks like a couple of the builders are changing listing agents so that actually makes the numbers active and pending a bit off. But, not much changed it looks like.

Still need to get that big inventory absorbed! I noticed there were a couple of hundred price changes this week. Those numbers need to keep changing faster until that excess inventory is absorbed. According to last report, we had over 20 months of available inventory at current rate of sales. Incidentally, I am seeing some very serious deals out there on the market, and they aren't always pre-foreclosure sales. Call me and let's talk about your best real estate investment options!
