We REALTOR'S find ourselves in an interesting position. While we are currently in a Buyer's Market, buyer's are still hesitant. Just like many sellers wanted to wait until the height of the Seller's Market to sell (and probably missed that peak) buyer's seem to be waiting for the bottom. Real estate is historically the best investment you can make. And the good investor takes advantage of the best market in a decade. Is this the bottom? Will we know? Or will we only recognize the bottom when we are looking BACK.

How low can they go? Interest rates are very low. We don't know how long that will last, or when/if/ or how much they may go up in the future. The collapse of the subprime market continues to affect the mortgage industry in mysterious frustrating ways.
Negotiate Sucessfully! Sellers are listening to buyer's requests. Many Informed sellers know the challenges that they are facing in the marketplace. Many are open to negotiating with you to make this a win-win situation. With so many houses on the market right now, a buyer is most likely to find the perfect home ( at least 8 out of 10 on wish list) , and get a good price. The savvy seller will listen to their agent regarding market conditions and pricing trends, and may have priced their home aggressively from the beginning. That property is the one that will sell, sell quickly, at a very good competitive price. The buyer who purchases that property will be the one who is alert to a good deal, pays attention, takes action when they see it, and takes action.
