I don't know if I'm different then any other agents, but I don't find door knocking very successful. I love meeting people, so my technique is to strike up a conversation with people "EVERYWHERE" I go. What are some of your techniques, other than door knocking, that you could suggest. Don't leave out the information highway that help attract prospects.

I haven't door knocked yet, but I would still do it. I talk to people everywhere too! And it seems to really work. I always make sure that I wear my RE/MAX pin on my shirt. It is a great conversation starter and lets people know that I'm in Real Estate. I never miss an opportunity!

My  favorite way to prospect is networking.  Referrals are hands down the coolest way to go.  AR is a great way to network and can be done during non-productive hours when it's too late to make phone calls.

Bridget's comments about the badge are right on. I picked up a customer in the car wash because of it.

See my blog on open houses. It covers a warm way to door knock.

Networking is the best. Business by referral is the so much nicer than a cold call anyday. I don't wear a name badge - not my thing, although it works for a lot of people.

I biggest source is a mothers networking group that I am a part of. A great  to having children! I promote the self-employed Mom's and they promote me - what could be better? And another way to give back to the community by supporting others.

In addition to all the comments above (I too picked up a client while at the car wash) I've found sitting in the middle of a coffee shop w/my lap top helps too.  Typically I'll also take a couple of calls during the time I'm there and if you make good eye contact with people as well as smile they'll approach you.  In addition to that long lines are great...at the grocery store etc.  I usually will make some comment to the person ahead or after me and find a way to interject words like..."in my business, client gift, etc." and I'll find someone will sure enough ask what I do.  this has been an awesome technique because I don't tell them they ask me so it's very non threatening.

There are different degrees of door knocking.

Consider printing the listing for a home for sale on the block, knocking on the dorr saying, "Hi!, I'm xxxx, with yyy Realty and I'm trying to find a buyer for this house down the street. It may be your chance to pick your own neighbor. Do you know of anyone who might be interested in this great 4 bedroom home?"

This has the tone of asking for help rather than asking for their business. I've have very favorable response to this. Then, as you are leaving,

"By the way, do you know of anyone looking for a home or getting ready to sell their home?"

Then, send a thank-you note to everyone you talked to.
