house with dollar signsMost Buyers are told that the Seller pays all the real estate fees. This is not exactly true.

That the Seller pays the fees is semantics.

Your cash (or loan) to buy the home is what gives the Seller the proceeds with which to pay their agent and other settlement fees. YOU not only pay for your agent, but one could argue that you also pay for the Seller's agent.

You have the right to choose your own agent. Make sure you don't shortchange yourself by hiring a mediocre agent to represent your side of the transaction. Certainly, don't make the mistake of hiring the agent who works for the Seller!

Ben -- this myth that the seller pays certainly is still alive and well.  I see it all over the web, including some eba sites.  I am glad you clarified this point.  It is important that buyers understand the fee is coming out of the transaction and it is both the buyer's and the seller's money.

Hello Benjamin, I always educate buyers on the importance of having Exclusive Buyer Agent representation and NOT contacting the listing agent of each home that they are interested in.  It's amazing how many agents don't seize the opportunity to convert a listing sign call into a buyer client!

I haven't thought about this for a while but you are absolutely right. The "buying side service" isn't free, anymore than the listing side is. Cost wise it really doesn't make a difference if the buyer is using a seller's agent, a designated buyer's agent, a transaction coordinator, a buyer's agent company or an excluisve buyer's agent company.

So if they are paying anyway, why not work with the company best qualified to meet their needs and be loyal to them?
