One of my "obsessions" when listing a house is taking great pictures for the home's Brochure as well as the mls.

Most of my clients say they have passed on listings when they don't have pictures or they have very bad ones. I can't believe when I see bad quality pictures now when everybody can have access to a digital camera. A picture tells a thousand words as the saying goes. But, when it comes to listing photos, a bad picture can tell a negative story and can hamper your ability to sell a house for the best price possible.

In CREA's most recent survey about mls.ca®, consumers said they want photos and lots of them when they are searching for homes on-line. But dark, out of focus photos are not what those consumers had in mind.

Not only the camera, a tripode & lighting are important. Take the time to show good spaces. Don't show mess, clothes on the floor, clutter...in that case is better not to publish those pictures...believe, they won't help you selling the house. Busy, cluttered backgrounds distract from the main subject.

Listing photos are part of the overall marketing package you offer your clients and should be as professional as you are. I personally drive lots of people to my listings with just good pictures.

photos mean the world to me.  when I'm looking for my next investment property, it's the photos that will get me to call my agent and walk through the place.

Patricia, unfortunately this happens quite often. I agree with you. We need to take the time and do it right - all of it! If I were a consumer and saw a "lazy" Realtors photo that was distorted or out of sorts, I would not be inclined to give the property a serious inquiry. I understand that some Realtors have assistants who are doing this work for them, but it is the agents responsibility to make sure things are done correctly.

I couldn't agree with you more.  I remember the days of almost NO pictures and spending so much of our time (not to mention the Agents time) seeing houses we wouldn't have been interested in if they had been able to provide us with pictures.  And was just speaking to an investor who buys property, sight unseen, through an agent he deals with in another state by the pictures!  Thanks for the great post!

In our buyers market you need as many quality photos as possible. If you don't have them, you have no activity. And we don't need to see the agents Vette or Hummer in the driveway.

I'm moving to Barrie from Alberta and doing all my primary house hunting online. The only option I have at this time is the pictures and I can't tell you how frustrating it is find a house that has everything I'm looking for, but no pictures, or very limited ones. Right away I think the agent is trying to hide something and I discount the house.

Very Frustrating!!!!
