Working on a listing project today I ran up stats as usual and found some information that may be valuable to people currently looking to sell their lakefront home. Listing prices in Sheffield Lake through Bay Village for Lake front has been at $219.00 per square foot for about .75 acre lot with lake access. Homes on the lake at sale have been holding value at about 91-94% decrease from original price. Home sold at about $199.00 a square foot on that those same average lot and lake access.
Now mind you these are many different style and age of homes in this group. If you have a newer home you can expect your list price to sale price difference to be smaller. Other things to consider are amenities you have in the home compared to the average in the area, lot size and location, break wall with walk down, and so on.
The best way you are going to know that selling price is to call your local professional realtor and have them do a walk through and run their own comparisons. Again my numbers are averaged.
Do remember as I have said before you have to look at your home as one that will be compared to those sold in the area. What you value and see increasing your home value may not stand when it comes to the bank appraiser running his comparisons. Share your home's strengths with your Realtor so that he gets the full picture of your home and than listen to your Realtor with an open mind and belief that he or she is going to get most price for your home.
