The company I work for ERA Harrington Realty here in Milford Delaware, offers this "text era" program. My partners and I have them set up on ALL of our listings.... but we are not seeing the results we expected. They are on the signs in front of our houses, & they all are in working order, but we have not had ONE hit on them.

For those of you who may not be familiar with it, there is a code that you text, and it sends the person information on the house automatically. What it also does is captures the potential clients number, so that you can call them to see if they are interested.

We have had our text era signs up for a few months now, we are just not seeing any results. I was just wondering if anyone else was using something like this & has any pointers for us!

 

Any feedback on this would be greatly appreciated!!!

Is anyone else doing this in the area? If its too new no one is familiar with it maybe.

I think that buyers have become more savy and realize you receive their number when they text for info, therefore they do not want to give that to you because at this point they think are Realtors are evil and sneaky. I have come to find the more information you ask from someone for a report, information, etc. , the less likely you are to get a response. Unfortunately, that is the whole concept of this makreting tool for you. I hope your results change and you start seeing success in it. Good luck.

Shane: There are some other agents doing it but they dont seem to be getting any hits from it either.

David: Very true. I think you might have hit the nail on the head. What our consumers need to know is that we are trying to service them the best way that we can. Without any information we cant help them.

I've thought about adding this feature but I am even notice calls to my 1-800 number coming from their office lines so I have no idea who called.

 

Please keep me posted if it starts to pick up... Iwould love to go with the new thing to get more leads.

I agree with David from CB.  I know the txtERA feature and our local sign servcing company is doing a similar thing will all of the other companies.  I think that the problem is that we need to change the rider with the txtERA on it.  It should specify a bit more about what the tool does.  In other words, it should highlight something like: "Don't have time to speak?  txtERA and receive all of the information about this house within seconds."  Otherwise, it becomes like that TalkingHouse tool which in my mind is useless.

Just my opinion.....I've seen the local ERA text signs in El Paso, TX.  They really don't capture your attention & in order to read it you really have to get out of your car & walk up to the sign. The rider seemed to disappear. I love the idea but I think it needs to grab the buyers while they're in their car driving around & can easily be read.

Yvette: very true. I dont think it is grabbing the attention like it should, and I also think that people are not sure WHAT they are going to get when they do text it!

Thanks for the post. I would agree with Melissa and Yvette. The product could use a re-tooling and a good place to make it known is at both the agent council and broker council.
