This is my first update of the Maui absorption rate since September 2008 which is posted HERE.  I was amazed at the change in months supply which in some locations had doubled & tripled in 5 months.  What does all that red mean in the chart?  It means the train is in the station waiting for buyers to board and it could be departing at any time.  I sure hope the buyers don't wait too long to board!

Holy smoke, Richard... 80+ months absorption rate on the east side?  Am I reading your chart correctly?  Man, that's some serious inventory.  Is it any better on Kauai?

Zone 1 is Hana which is remote and requires a long trecherous drive to reach.  There are seldom sales there with the last being in November.  Active listings with no recent sales will cause the bar to shoot off the top of the chart.

Kauai does not have similarly remote areas.  The biggest spikes on Kauai are condos in resort areas.  The temporary absense of mainland buyers appears to be the cause of this.

If one is a seller, better days are ahead.  If one is a buyer, yowzers, happy times are here!!!

In response to your email question.

I know that HIS is trying to be a statewide MLS so although  Maui & HNL  boards have their own MLS many members have also joined HIS. I don’t really care that my Kauai listings are not in the Maui MLS. Or are you telling me that Maui does not have a reciprocal agreement with Kauai? Such as if I took a listing on Maui I should be able to enter it in the Maui MLS under a reciprocal agreement as we allow Oahu and Maui agents who are members of their own MLS to enter a listing in HIS without joining. Do you follow me?

Wow Richard, I thought we had it bad in KY, but this is off the charts as far as many I have seen.  Good luck on getting some of these sold.
