7500 tax credit - can 1st time home buyers kick start the economy?

 

With the massive stimulus bill signed into law by President Obama it's time for all of us to talk with 1st 1st time home buyers...time home buyers.  Couple that 7500 tax credit benefit with the news that the Wall Street Journal put out yesterday saying  "the relative, after-tax cost of owning a home dropped to 125% of the cost of renting a home" why would anyone choose to rent IF they can buy?  Need more reason's to start talking; take into consideration that interest rates are at an all time low.  I shake my head almost in disbelieve at a closing table where my clients mortgage rate is below 5%! 

I don't have a crystal ball but with all these factors coming together - we're certain to pull buyers into the spring market who otherwise would have stayed on the sidelines.  But we have to get the word out.

And here's more good reasons; here in the Triangle our inventory of homes is plentiful - right now today in Raleigh there are 4,302 active listings, in Cary 1,068, and in Apex 472.  There is certainly one that fits for everyone.

It's up to all of us to educate our clients, their children, and our own children about the benefits of owning a home right now. 

I for one am on a crusade.  Why? Because I don't care how many homes I've sold over the past decade none have brought a brighter smile to my face or tugged at my heart more than when helping 1st time home buyers close on their home.  There is so much excitement and pride in them.  And they are always so grateful...

It's time to get the word out. The opportunities are pretty tempting but they may not be around for long.  So get on that soap box and don't let anyone miss a chance to fulfill their dream of home ownership.  It's a great time to buy a home!  Could it be that the 7500 tax credit for 1st times home buyers will be the catalyst in saving the US economy..  interesting thought.

We need the 1st time buyers to kick start the economy in order to have a trickle effect for the rest of the market.

First time home buyers can certainly provide the kick start we need for our economy to start rolling again. The key will be whether or not they are feeling confident that their jobs are secure.

Karen - I got a phone call one Saturday morning (it was really early) from a couple who had closed the day before.  My first thought was huh-oh something's wrong.  But to my delight they were beaming with exciting waking up in their 1st home and just had to call. Priceless.

Pam, we are truly in a trickle up business. If we can get these first time home buyers to commit, it will push upwards to the more expensive homes and numerous other areas of the economy in general. How's your knee doing?

I agree, this is a fantastic opportunity for first-time homebuyers. Perhaps we can all get a discount on bull horns and give a shout out to anyone that will listen.

The time is NOW. I need to write a post and schedule a seminar.  That's how I will get the word out.  Any other ideas?

Connie - keep those buyers trickling in!!!  You are so right that they will push the buying upwards.  Thanks for asking about the knee - it's getting better day by day.  Can't believe it's been 8 weeks already.  Wow it's certainly been an experience!

Judy - what a great idea.  I've thought about seminars but have been chicken to try one.  I just sent out our February newsletter with info about the opportunities out there for 1st time home buyers... hopefully that will spur the discussions.

We've had seven consecutive months of increasing sales but decreasing prices. Both are very good news for us since almost 50% of San Diego households can now afford to buy a home, up from a mere 7% just three years ago.

Good news Russel that more people in San Diego can afford homes.  That will certainly kick your market up.  Are the prices falling below 2008 or further back?
