What is a foreclosure? A foreclosure is a bank owned property. The title is already deeded to the bank and all negotiations are done directly through them. The foreclosure process can be simple if you know how to do it. Most foreclosures can be closed as easily as a regular real estate transaction. Most banks respond to an offer within 48 hours and can close in 30-45 days. All liens will be cleared up prior to closing. We have excellent title companies here in Destin that will help verify that all liens are taken care of and that the buyer is receiving clear title.

What is a short sale? A short sale is done on properties that are in pre-foreclosure status. The seller can not afford to make payments and is usually at least 2 months behind on payments. If the seller owes more on the property than it is worth they can work out a short sale with the bank. In this case the seller still has title to the property, but the bank has the decision making power. Many times the bank will agree to sell property at fair market value for a loss on the current mortgage. The short sale process saves the banks time and money by not having to actually foreclose on the property. Short Sales can be a very effective way to buy homes, but it is a much more complicated process. Many offers can take 3-6 months to close because the banks are so backed up with short sales across the country. Once the bank owns the foreclosure it is much easier for them to make the decision to sell.
