Ask any Realtor, no matter where you are, there are two reason a home doesn't sell;  Price and condition..... that's the advice of the past, but they will tell you, now there's another.   Marketing!

  With the age of the internet and the amount of buyers going to the web first; the thrid reason is now a factor.  If your home is not in the condition it should be, it will not sell; only contingent on if you don't price it accordingly; with a follow up contingent on, if your home is not seen, it won't sell!

 Now with all the Internet sights "showcasing homes for sale, you really have to have your home plastered everywhere!  Although.... you can have your home in front of every person on the Internet, it won't sell without the other two conditions.

  A trifecta needs to be approached in today's market..... now more than ever, you need a Realtor, to market and showcase your home,. for several reasons.... a market analysis is so important right now, a blunt opinion of the condition of your home is imperative, and a Realtor advising you on these two, and willing to market your home, is the final step.

  Trust in your professionals, their price is/and will be earned.  Now's the time to buy and/or sell, if you're willing to take the steps, follow your Realtor, you will get it sold.

Frank, right on!!!  Marketing is very important in today's market along with condition and price.  It's very important to listen to and list with a real estate agent in this market.

Frank, Great Post!  Yes, I think Price, Condition are the #1 factors and the fact is, we need the home to be in excellent condition if the price is too high to even have a chance.  If the home is too high and in poor condition, you as the realtor just wasted your time, your clients time, your money and a great deal of headaches. We can't make every home sell.  We need help from sellers in that they need to be resonable.  It's an absolute must now with all the information available online that a home be marketed on multiple websites.

Hello Frank... you are right but you need to add "a Realtor that will be honest about the price & condition." Too many sellers pick the agent that will list it for the highest dollar instead of the agent the is pricing it correct for the market. Thanks for a valuable post. Brenda

Hello Brenda, and your are correct.  I've lost listings in the past because I wouldn't list them as high as they wanted because the market didn't warrant it.  And, the listings sat and never sold.
