How to Appeal your Property Taxes in Michigan.

How to Appeal Your Property Assessment' Tips:

  1. Be Prepared!
    1. Your Assessor is aware of most properties in their district.
    2. They are aware of property condition, outstanding permits and past/future work.
  2. Your best defense is a recent appraisal/CMA - within 3 - 6 months at most.
    1. Appraisal MUST be reasonable.
    2. Some foreclosures can be used for value but only if representative of area.
  3. Take current sold information and other homes currently listed for sale.
    1. Again - be reasonable & realistic.
    2. Use only properties within your neighborhood.
  4. Tax abatement possibilities:
    1. Some municipalities allow for a home that is uninhabitable to have a ‘stay' in their property taxes for a full year while rehab work is completed.
  5. Your 2009 property assessment will be coming out anytime;
    1. NOTE at the bottom (usually in small print) will be the available dates you can make an appointment to petition with the Tax Board of Review.
    2. DON'T MISS THOSE DATES - It's the only chance you have until next year....

Good for you Missy.  This is very important.  I've advised agents in my network to send notes to their former buyes about the regs for appeal. 

I'm saving $1500 a year.  My assessed value is way down, but I don't care, I'm not going anywhere.  If I ever try to sell, HA!, I'll appeal and try to have the assessment raised.

Missy - this is important information for consumers to have so they can appeal their assessments. I imagine in some areas the assessed valued have gone way down. It's generally easy to do and it costs nothing (at least here). The number of scams out there telling people how much less their taxes WILL be and to use THEM to help with the appeal (for a fee of hundreds of dollars sometimes) is so iritating.

Hi Missy.  Thanks for providing this information.  I have a good friend who is in the process of appealing his property tax assessment.  It's critical not to miss the deadline.
