It's been all about the stimulus package, and that's good. Sellers can't forget about the basics and as spring weather has begun to poke out its head in the Mid-Atlantic region that means taking a look at your home through the lens of a camera.
Those photos on your realtor's web site, realtor.com, Trulia, and all the others can make or break whether the buyers wants to look fourther - online or in person.
Make sure to trim back trees and shrubs so you can actually SEE the house, and remove cars, kids toys, garbage cans (and people) for the photos. Check out the drive to see if it needs to be resurfaced, and if you're in a town, make sure the sidewalks are tripping hazzards. If your township requires a Use and Occupancy permit (U & O) like so many of ours do in Pennsylvania, you might as well take care of this now.
Go on line and get a copy of those U & O requirements. Chances are they will include making sure house numbers are visible on the house and mailbox, if on the road. Smoke detectors need to be in working order inside.
Outside think were you can add color, whether in beds on the ground or window boxes. Do you need to repaint the front door? Shutters?
How about the gutters? Make sure they are cleaned.
All these preparations mean moving yourself up on the the buyer's list, and will help you to sell your home faster.
