If you saw my blog earlier this week, you'll know that today I gave a free seminar for seniors at the Culver City Senior Center. The seminar focused on Preparing Your Home for Sale in a Soft Real Estate Market and was geared toward seniors who may be ready to move into a retirement community or assisted living but may be worried about selling their homes in a buyers' market.

Well it was a great success! There were 10 seniors who attended, and they all gave me wonderful feedback and said they learned a lot from the presentation. One in particular was ready to sell in the near future and had several specific questions.

At the end of the presentation, I had one of my Realtor partners give a 5-minute introduction to our next seminar (scheduled for Saturday April 4th at the Keller Williams office in Santa Monica) that will cover the following topics:

  • how the sales process is different in a buyers' market
  • how a pre-sale inspection can save you thousands of dollars
  • creative pricing strategies
  • offering seller incentives that movtivate buyers
  • strategies for selling when your mortgage is more than your house is worth
  • bullet-proof ways to pick the ideal buyer,      

and of course...

  • how to properly prepare your home through staging

All in all I was very pleased with the outcome of this seminar and hope this is just the first of many that I do at local Senior Centers!

I was able to catch most of Annie's talk, so I can testify that she did a fabulous job.  She looked lovely and her natural personality came out and made the seniors feel very comfortable.  Staging was a whole new concept for many of them, but Annie's many pictures showed them exactly what she was referring to, even though some of them were probably hard of hearing and didn't understand the concepts at first. 

Annie also emphasized that it's good to bring in a stager early in the process - at least a couple of months before wanting to move, as it takes much time to sort through things and even to prepare emotionally for putting the house on the market. 

Seniors often need extra help getting good vendors to come in and help sort and dispose of a lifetime of accumulations.  It feels overwhelming to them - shredders, movers & stagers all can work together with the realtor & family to get them moved and settled into their new home.

I'm glad it went well for you!  It sounds like you gave (and will be giving) really good information.  Buying/selling is so different than when many of these seniors purchased their homes.  What a fantastic opportunity for you, your RE and those who are listening AND paying attention!

Melissa, thanks for your support! Yes it's true that it's a whole different ball game for people who have lived in their home sometimes for 40+ years. The good news is that they usually don't have a mortgage to worry about, but the bad news is they are on a limited income and have some pretty significant updates to make to get their home market-ready.

Hi Wendy, thanks! They were a pretty lively bunch (one in particular!) and though 2 were in walkers, they were all interested, attentive and engaged. It was a lot of fun and I look forward to doing more.
