Short sales seem to be the hot item these days. I am grateful to have two "cash" clients who are looking at higher end priced Vancouver Washington short sales. I am also grateful to be showing homes to clients who are at the other end of the spectrum looking at lower priced short sales all around Vancouver and Clark County, Washington.
Their attitudes are different though.
Cash clients at the higher end priced homes search tend to want to offer much lower offers, trying to get the price per square foot really, really low. They are looking for a "one-in-a-million" low priced sale. Their offers tend to not go through. There are usually a good number of people making offers on these too. One cash client I have written five or six offers for during the last year. No success for completed sale for different reasons.
The clients searching at the lower end priced short sale homes, are excited to just be making an offer because home prices are finally down where they can maybe become home owners. These type clients make fairly reasonable offers...but are competing with a lot of other people trying to buy these low priced homes to use for a rental. Or, their offers fall through because their loans need such a large down payment...they can't finalize the loans.
Different clients. Different problems for them.
