If I were the listing agent I would welcome a call from you. I find most agents great to work with and your situation doesn't sound that odd to me. Obviously there are things that the agent won't be able to disclose to you. But I would pursue some sort of relationship with them. It never hurts to ask. If they say no you don't know any less afterward than you know now.

First you did say their home is "out of your area" correct? The fact that they are listed with another is fine as long as the two of you (both agents) are working in tandem...working together for the betterment of your mutual client.
Personally I'd get on the phone and call him/her, connecting to see how you can work together to better serve the consumer. Their success and your depends on that connection! Call-em!
Randy and Lynda - Thanks for your comments. I will call the listing agent tomorrow. Should I run it by the sellers' first? Yes, Lynda, the home is out of my market. We don't even utilize the same MLS.

I think it would be a good idea to touch base with the listing agent. When this deal comes together I would imagine that some communication between agents would be necessary.
I would also ask your buyer clients first because the last thing you need is a misunderstanding. They may think it is none of your business - which doesn't make sense but you never know!
