In February of 2009 there were 6 homes that closed within the month for Hopkinton Massachusetts. This is an increase of 3 units as there were 3 homes that closed in February of 2008.

The Average list price for the homes that closed in Hopkinton for February of 2008 was $488,233

The Average list price for the homes that closed in Hopkinton for February of 2009 was $543,783

The Average sale price for the homes that closed in Hopkinton for Fenruary of 2008 was $474,000

The Average sale price for the homes that closed in Hopkinton for February of 2009 was $520,625

The Average Market time for the homes that closed in Hopkinton in February of 2008 was 97 days.

The Average Market time for the homes that closed in Hopkinton February of 2009 was 194 days.

 

4 homes went under agreement in Hopkinton Massachusetts in the month of February. The average list price of the homes that went under agreement was $525,725. The average time on the market for these Hopkinton homes were 117 days.

In Hopkinton MA for the period of January to December of 2007 there were 186 properties sold.

In Hopkinton MA for the period of January to December 2008 there were 130 properties sold.

In Hopkinton MA for the period of January to December in 2007 the average list price was $637,771 the average sale price was $616,089 and the average market time was 144 days.

In Hopkinton MA for the period of January to December in 2008 the average list price was $617,715 the average sale price was $594,511 and the average time on the market was 131 days.

In comparing year over year longer term data for Hopkinton Massachusetts, it appears that there is still a downward trend in the average sale price for homes.  The average days on the market has remained fairly stable for the same period in Hopkinton Massachusetts. The amount of sales is down quite a bit year over year.

These statistics are similar to many of the towns in Metrowest MA and represent the on going weakness in the market as compared to previous years. What must be stressed, however, is that these home figures still represent a healthy amount of sales.

Hi Bill, this is great info for those interested in buying or selling in Hopkinton MA. I see that the average list and sale prices for Feb, 2008-2009 have gone up even though they took longer to sell. Sounds promising.

Hi Bill !

Very intriguing to me that the actual average sold price for Hoptkinton went UP from last January !

... and it doubled the amount of homes sold (6 up from 3) from the year prior !

I see it leveled out throughout the year, but definitely good for you to know that your town has stayed pretty strong through the brutal 2008 stretch.
