1. If the buyers are getting a radon test, please make sure the windows, including basement egress windows are shut two days before the inspection until  the radon kit is removed.

2.Please make sure there is access to attic.Sometimes they have to go into a closet to get into the attic, and if there are too many things in closet, it comes in the way.

3.The inspector is going to run the dishwasher and turn on the oven. So remove things you might  have stored in them.

4.He will need access to crawl space. move anything that is in the way.

 

The inspection takes 2 to 3 hours, and if you are going to be home at that time, do not panic.It is normal . I was once at an inspection  that took 4 hours for a two year old townhouse.The inspector does not come to "kill the deal" .He looks for items that need repair now and  items that may need repair in the near future and advices on proper maintenance .

Gita, It is so important to let the seller know what to expect prior to the home inspection. Here are a few more things to help sellers get ready:

 Suggest they have clothes in the washing machine and in the dryer, dishes in dishwasher and the appliance set to "start". You've now made it easy for the inspector (who does not have to "figure out" your appliances.)

 Make sure all the windows and doors open and close and are not blocked.

Having warranties available are helpful to remove the guess of "how old is the roof?" Fill the jacuzzi ahead of time.

More deals are lost at the HI. Be prepared, be flexable, and ready to negotiate.

Margaret thank you.Yes i do tell them about washer,dryer,dishwasher.But Thanks for the tip about the jacuzzi and having warranties available.I had a home inspection in December and it took for ever to fill  the jacuzzi.The house was vacant, but I could have gone ahead of time.Did not think of it.

I am excited about AR.
