I consider myself a savvy shopper and more often than not, I purchase items at a discounted price.  I have this adversion to paying full price when I can buy something that looks like I paid 'a million bucks' while only spending a fraction of the cost.  This practice carries over to my purchasing tactics when shopping for my business.

I shop the major discount stores such as Target, Home Goods, Marshalls, TJ Maxx, but also look for 'quality' items in places like Walmart and KMart.  I frequent Bed, Bath and Beyond in order to purchase the numerous Entry Hall tables that I use in my vacants and also pick up some accessories there because I get a "Designer's Discount" at my local store.

Just a little aside here - on a recent trip to that store to pick up yet another Entry Table ensemble, I stopped at the clearance section to see if there was anything there that I could use in the future.  I was amazed to find 2 metal counter stools which normally sold for $39.99 each and they were reduced to $8.98 each!  I grabbed them as if they were a life preserver!  But, how was I going to get them to the check out?  I had one cart and that already contained the large box that the table set was in.  Somehow, with much finagling, I managed to get both stools into the cart, but they were sticking out and dangerous to anyone attempting to pass by me.  So I removed everything from the cart, left the box on the floor and put the stools in the cart in such a way that no one would be injured as I navigated around the store.  I pushed the cart with one hand and dragged the box with the other - when you shop with me it's serious stuff!  Thankfully, when I entered the Drapery Department, I found an empty cart in which to place the box.  This way I only had to push a cart and pull one behind me - much easier!

So, to get back to the point that I was going to make, I get a lot for my money when I shop.  Now that I just completed my third Vacant Staging, I am amazed to find that it has cost upwards of $800 for the accessories (for each house) that I bring in to complete the look that the rental furniture has begun.  When the job is complete and I look around, yes, it all looks wonderful, but it boggles my mind that I could actually have spent so much for what appears to be so little!

Look for yourself....can you spot the $800+ in accessories for this staging?

Val, Very beautiful. Now we know why you have been so busy. Work, Work, Work

So you are that crazy woman at bed bath and beyond, with her hair sticking up, pushing one buggie while pulling another while stretching your neck to look at something else. haha

I know where the 800+ is as I have quite a few of the same accessories in my vacant stages.

Thanks for sharing the magnificent photos

Val, the home is just gorgeous, your best yet ( and that's saying a LOT :)  I can see where the money went but what a wonderful investment in your future... beautiful inventory!!  It looks terrific, congrats on another great staging job!

Great job shopping sister! Boy, we couldn't shop together - we would be two bulls in any china shop! Wonderful job on your staging. Looks Fabulous!!!

Beautiful job Val - those things add up quickly but the great thing about it is, once you get them back you can start making your inventory pay for itself and eventually make money off of it.  The trick is in the timing of things, because storage becomes an issue.  As far as price bedding alone for a Queen or King size bed (not at a discount) can easily run upwards of $200 - You done good - and the work is top shelf!

05/11/2007 11:05 AM by Karen Otto, Collin County, Plano, TX Home Stager (Home Star Staging)

GREAT job Val.  We all know how fast we can ring up a substantial bill for staging props.  I've boiled it down to just about $100 per hour of shopping.  Unless I hit a Pier 1 sale then its $100 in 10 minutes!

Val,

You did an awesome job! Your pictures are great! I once did a staging job where I was under a big time crunch to get it finished. So as I was power shopping for accessories I really didn't keep very good track of what I was spending (it didn't seem like much). When I was finished with the house and I had a chance to add up my receipts, I almost had a heart attack! I spent over a $1000, I seriously thought it was half that amount (at the most).

Lesson learned!

Hey Val I know all too well how this can add up but it is absolutely gorgeous.

At least you had the larger stuff. My last vacant I had to do the whole job, furniture accessories and ALL for $850.00. That was a crunch. bet hey it worked...

Beautiful Job Val!  You got some very classy things that you will be able to use again and again.  If you have a great set-up... Kitchen, mantel, bathrooms, pack it up together and put a picture of it on the front of the tub/box.  That way you can hand the box to a helper, they do it, and they don't have to recreate a look.  You spend less time re-inventing the wheel next time.

Happy Staging ;))))))))

You are one talented lady!  That home is fabulous!

05/12/2007 10:32 AM by Lori Gilmore - One Savvy Move Home Staging (One Savvy Move)

Jeff & Teresa,  THANK YOU...I choose accessories that I think will compliment the house and THAT was a BEAUTIFUL house!

Leslie,  I didn't know that you shopped at "my" store - yes, that was ME!!!  I trust that most of us all DO have the same accessories because it seems that we are all shopping in the same stores.  It's a good thing we're not all in the same area because trying to find inventory would be a bitch! LOL

Carole, you're like my biggest supporter and cheerleader!  You always say the nicest and most positive things! :)

Anthea, talk about a 'bull in a china shop'...when shopping for these $800+ worth of accessories, I was in Home Goods and had 2 carts full.  One of the items was a really pretty large colored glass plate and it was perched rather precariously on top of some other items.  When I turned a corner, down it went...glass everywhere.  Luckily it was only a $16.99 item!

Marci,  YES, that's right...when you come up we're going SHOPPING!!!!!!!

Karen, bedding AND drapes are SOOOO expensive!  Yes, we have to remind ourselves that we're building inventory here - and some darned nice stuff at that!

Terry,  I am SO there with you!  Pier 1 has the best stuff!  In fact, on this particular job, I had picked up this enormous colorful wood sculpted bird on a metal stand which normally sold for $95.  and I paid only $12.and change for it..ya gotta love that store!

Penny, it adds up fast!  On the house that I did before this last one, I actually LOST money because the staging fee didn't even cover all that I bought!   EEK!

Hey Phyllis,  I picked up that other job (the vacant) and will be doing that one on Friday.  I have been walking around my house and asking myself what I can do without so I can save myself some shopping time AND money!!  LOL!  I know that you have BEEN THERE and DONE THAT!!!

Lori P.,  I LIKE the way that you think!  Talk about thinking outside the 'box'...literally!! :)

and Lori G., THANK YOU! :)

Tee Hee...

I LOVE your pics Val.  Beautiful Job!!! I laugh only because I see so many of the same things in our inventory and am glad to hear I'm not the only crazy woman trying to cram too much into a shopping cart. I've done some interesting acrobats trying to get it all to the counter at times. It's even more fun when it's both my business partner and I hauling stuff around - egads! Laurel and Hardie at its best.

Too bad you aren't in MN so we could all shop together - althought we'd probably be trying to get all of the same lamps, accent tables etc.

Great work...keep it going!

All the best,

Beth

Great job Val!

Looks beautiful!

And I too can totally relate.  I have to laugh at myself when I'm on a shopping marathon - the look on people's faces when they see me pulling two shopping carts bulging over the top.  Especially when the items are not for the same project and they don't even match each other.  They look at me like I'm crazy.

A day in the life....

Again, great job.  It will all pay off!  You are investing in your business, not just a project.

$800 or not...It looks great.  I stage a lot of vacants.  The nice thing is that the accessories you have included in this project appear to be perfect to transition to many different homes.  Maybe next time you will have what you need in hand!

05/13/2007 02:47 PM by Jo Potvin-Home Staging Cincinnati - Design To Market (Design To Market LLC)

Hi Val, You're pictures are great but I know what you mean when you say that even at discount stores the cost of accessories truly ads up.  I just spent about $800.00 on items I needed for a 1.6 million house.  The furniture came from Cort with the exception of 2 leather chairs, a small dining table and a few rugs.  But I must say that with a lot of creative shopping (T J Maxx, Target, Tues. Morning) I totally filled that home with accessories that looked worthy of the homes million dollar price tag.  BTW, I love the green vase on the buffet!

Lori, I like the idea of putting the accessories you used that look great in a bin with a label and picture, so you can easily throw that box to an assisitant and she (or he) can re-create it with ease and speedily!  I will be doing that for sure.

Great job! I'm surprised it was only $800!  I've found that even with rental furniture, the cost of buying the remaining accessories needed often eats up most of the "profit" on the job.  Sure, these items are an investment for future jobs, but it kinda hurts when you realize you haven't made much - or any! - money on a job. I think this post demonstrates an important lesson for new stagers!

Lori - Great idea about the box and the photo.  Saves looking back at the "before" and "after" photos to recreate the look.

Val - Terrific look and great photos.  Congratulations.  I know what you mean about shopping - creativity in piling everything into one small space can be challenging and then you have to be creative in putting all that shopping into a vehicle!

VAL: I can't believe I missed this post!!! OK, let me guess...if I click on an accessory does the price pop up? Oh, well then let me just say that you have grand taste and your feet travel very fast. I see you dashing hither and thither placing here, taking from there...having a ball. Great job as always.

Val, I can certainly see where you spent over $800 in accessories on that home.  It looks beautiful and I'm sure you are very proud of it.  May I ask what per cent you charge for rental of your accessories.  My partner and I have been charging 20 percent, but are thinking of raising it to 25 percent per month of rental.
