I'm getting drowned by the wave!  Everywhere I turn it's another website someone wants me to check out, or social networking, or webblog . . . now I can get TV on my computer, radio . . . it can get overwhelming, and there is no one person -- not even LENN, ;-) -- who can keep up with it all.  I'm Twittered out, Zillowed to the max, HULUed, Truilla, Notepadded, Keypad, Launch Padded, YouTubed, Facebook, My . . . Space(d) OUT!

I like Active Rain, my two radio stations (one FM, one AM), my TV shows (thanks to TIVO, I can watch at my own schedule), I can NETFLIX my movies, look up what I need to for clients on the RMLS (my local MLS service), etc.

Everyone and their brother knows a real estate agent.  And now, everyone and their brother has a blog  . . . a social network . . . OMIGOSH!

There IS such a thing as TOO MUCH INFORMATION -- GULP, GULP!

@Carla Our point exactly. Real estate agents don't know what they are doing on Facebook and Twitter, and aren't efficiently leveraging them as referral systems. Example, with over 11,700 followers on Twitter, I spend no more than 20 minutes per day on it, and yet I receive most of my business generating requests in that 20 minutes per day over any other application. Just use the social networks in coordination with your referral network - that's the system we teach you.

@John we always like working together with you... now we advise you supplement your contacts in the real estate blogosphere with those in your local community who can recommend you to their friends/network... simple as that.

we've noticed an increase on our linked-in and facebook & twitter contacts verses blogging in the last few weeks - so I will register to see if you can improve our results as we are self taught in these social networks ( Jeff just figured out you can text a facebook friend who is simultaneously online without it appearing all over the wall which is great to answer questions about a listing without going public!).

@Jeff & Grace - everybody is self taught on the social media. Our business and experience is based on social media and real estate, so we developed the online Referral System simply by guiding you through the maze of what you need to do and how you broadcast it correctly and efficiently. And what is a ghost buster? (pardons, new to me!)

@Missy - thank you Missy, we advocate "set and forget" in social networking so you can really join as many as you want. The key idea behind the "system" is all the benefits of referrals come to you naturally once you've set up the system; you don't need to do very much (thanks to Marlene Bridges for explaining the concept more eloquently! ;-). We teach your inner circle of referral sources to build their networks on the social media like Facebook and Twitter, and refer them to you!

@Sharon thx Sharon... I have an explanation on how I spend 20 minutes per day on Twitter that will come out shortly... the main idea is to ignore the timeline of tweets, and be reticent. It's natural for me not to chat too much, unlike @guykawasaki, so I don't spend much time on Twitter.

Referrals are an extremely important part of business.  I would never give/send a referral lightly and I don't believe there is ever one agent that fits all customers needs.  I give referrals left and right once I have been able to assess the match is well made.

There's nothing automatic about that.

I shoudl mention that 95% of my business opps. and clients come from my presence on the social nets and my blogging.  Especially my blogging.
